The purpose of the Project Manager is the coordination and completion of assigned projects for construction jobs. The PM will oversee all aspects of the project including direct communication with owners, contractors, architects, designers, etc., concerning project cost, staffing, and scheduling. Assures that the company is represented professionally and efficiently by providing outstanding service.

Compensation Range$100,000-$155,000 annually

Risk Management

  • Negotiate solid subcontracts, while minimizing changes to the standard subcontract
  • Understand and review with the team the entire owner contract and special owner requirements.
  • Use the information from the third point to address any areas of risk and forecast realistic budgets
  • Ensure every specification section is included in a subcontract (Furnish & Install)
  • During buyout select the "right" subcontractor that balances low cost vs. performance
  • Ensure all subcontract bonds, insurance, and executed contracts are in place prior to starting work
  • Assess risk for bondable subcontractors
  • Managing the risk of subcontractor defaults via payments, lien waivers, and communication with sub-tier vendors/suppliers


Financial Management

  • Financial responsibility of the assigned project.
  • Verify a CE vs. an Issue. Review and closeout change estimates in order of priority
  • Set up the original JPS and cost control
  • Timely and in-depth margin analysis and reporting each month.
  • Manager pay application process. Follow up on payments
  • Work with Superintendent on PO's and comparison to budget
  • Ensure ALL Issues are entered, tracked, and resolved in a timely manner.
  • Review CE pricing prior to submitting it to the owner to ensure it is complete, justifiable, and defensible


Staff Development, Mentoring

  1. Participate in University Career Fairs to Recruit and hire OE's, FE's, and Interns. Hire staff that fit the company culture not just the job.
  2. Review staff workloads, responsibilities, and capabilities.
  3. Encourage a fun working environment.
  4. Conduct annual performance review to direct reports and hold accountable
  5. Train & monitor teams performance on content and velocity of correspondence
  6. Coach and train direct reports.
  7. Encourage time management, organization, and priorities of project staff to help improve work/life balance
  8. Improve retention through strict hiring, training, mentoring, and personal development.
  9. Ensure all team members are trained on all tasks given and of systems already in place


Safety

  • Perform Safety Walks to build a safety culture on projects
  • Integrate safety in Buy-Out & Project Startup
  • Review/support/encourage staff participation in STOP Card Program
  • Ensure all company meetings start with safety
  • Review Orange Report, STOP participation, Volume II, and safety scoreboard with the project team and hold accountable


The winning candidate will possess:

  • 7+years of field experience
  • Bachelor’s Degree in related field
  • Familiar with a variety of the field's concepts, practices, and procedures
  • Leads and directs the work of others
  • The ability to confront difficult situations and manage them to a successful conclusion
  • Has strong math and analytical skills
  • Has a passion for construction, a desire, and a natural instinct to build
